Study on compensation standard for land acquisition based on comprehensive value of cultivated land:Taking Dazehu street in Wangcheng district of Changsha city as an example

Abstract: From the perspective of comprehensive value of cultivated land, the comprehensive functional value of cultivated land is decomposed into economic function value, social security function value and ecological function value. The existing annual output value multiple method is used to calculate the economic function value; the social security function value of cultivated land is further divided into basic living security function, old-age security function, medical security function and employment security function, and its calculated by the decomposition and summation method. The willingness to pay method is adopted for the calculation of the ecological function value of cultivated land. The results show that the total value of cultivated land in Wangcheng district is 194.23 yuan/m2, of which the social security function value is 157.5 yuan/m2, which is higher than the current compensation standard for land acquisition.
